dh is taking the builder and project manager for a viewing of the cottage i really liked!
they are going on wed so ill keep you posted
on the downside our new head started today and shes a bit of a welsh dragon! :cry:

Dear Jopsy, I'm sure there is somebody that does. :shock: :D :wink:

Hope you have got a good project manager, when i was in the building trade, they could either make a job run really smoothly, or just be a complete hinderance, especialy if the lady of the build was a demanding sort of a person. :wink:

I hope it really goes well tomorrow at the cottage.

And by the way the head teacher is probably a little jealous. :wink:

at least 70 thousand to get it right and thats not even adding a conservatory, or windows-possibly a no go cos its grade 2, or the outbuilding being converted to an office would be another 30 thousand! eeekkk
dh isn't happy! he also said it'd take 3 months where we'd need to live in rented accomodation
looks like unless we win the lottery we won't be getting that one! :cry:

Sorry to hear that Jopsy, that sounds an awful lot of money to renovate a cottage, you would save a huge amount of money if you could find a local builder, and you were the project manager.
One more thing, if any builder tells you 12 weeks allow 16, it always pays to put a finishing date with a penalty clause on it.

well the builder was local and he rents out places down the road
it does sound a lot, it was electrics, plastering, flooring etc

Morning Jopsy, a lovely looking cottage i must say.
One more thing, always try and get three different quotes for any building work, and ask if you can see or talk to anybody about their work, if not you can end up getting a cowboy.

A good lesson I learned whilst working for an architect was always add on 10-20%. Whether it's time or money, it always takes more than people tell you! :roll: :wink:
